HDB Home Loan Fixed Rate Package

Fixed rate HDB home loans is where the interest rate (and hence the monthly repayment) of the loan for the 1st few years is fixed thus providing absolute peace of mind to borrowers.

For HDB purchasers they do have an added option of selecting HDB loan instead of from the banks.  In a way this is like a form of fixed rate package where the interest is pegged to 10 basis points or 0.1% above the prevailing CPF Board Ordinary account interest (currently at 2.5%) every calendar quarter.  This rate is as stable as you can get as it is reviewed quarterly based on the Singapore government’s 10-year bond rate. For fixed rate HDB mortgage loan from the banks, the interest is usually fixed for the initial period of 2 -3 years after which it will be reverted back to a market-pegged rate plus a small spread.  During the fixed rate period most borrowers will be locked in to the bank, hence most people usually refinance after this lock in period and for this reason we will focus more on lowest average rate in the first 3 years of the loan.
