The home loan packages above are sorted and ranked in order of the lowest average home loan rate in the first 3 years. Three-year average interest rate is used as an basis for evaluation as most borrowers can refinance or switch to a different bank after this period without incurring any penalty or clawback of legal fee subsidy (if applicable).

Going with this lowest average rate may or may not be the best choice for you as everyone’s needs and circumstances are different. Some people might want to look at 2 years’ average with a view to sell the property and exit the market. Also different banks’ packages have different features which might interest or be of value to some for example single rate (or infinity rate), free switching of interest period, fixed instalment period, low re-pricing fee, or even a mortgage-linked savings account that pays the same deposit interest as your home loan rate. Home loan rates in Singapore can be either fixed in nature, or floating.  The former is where the bank fixed or guaranteed a constant interest rate for the initial few years of the tenure.  In return the borrower is locked in for the duration of the promotional period when the rate is fixed.  The bank benefits from the lock-in and the usually higher fixed rate as compared to prevailing floating rates, and hopes that the borrower will stay on with the bank even when the rate reverts to floating market rates.

Floating rate home loans on the other hand entice borrowers by offering a much lower interest rate than fixed home loan rate in the initial few years or promotional period.  The bank simply lowers the spread that it levies on top of the peg for which the mortgage is based on.
